Holiday lets are from Saturday to Saturday.
Payment. A non-refundable deposit of 25% of the total amount due will secure your booking. Provisional reservations (without payment) can be held for only 7 days until a deposit is received. The balance is due at least 4 weeks prior to the arrival date. Written confirmations will be sent in receipt of the deposit and full payment. Failure to settle in full may result in re-letting the accommodation without notice to the hirer.
Reservations made within 4 weeks of the planned arrival date require full payment at the time of booking. The booking is made on the understanding that the holiday cottage will be available to you on the dates agreed. Should this not be possible due to circumstances beyond our control, the rental paid will be returned to you in full and you will have no further claim against us. Reservations cannot be accepted from persons under the age of 21.
Cancellations must be received in writing or by email. Regrettably refunds can be made only if the cottage is re-let. No refunds can be made for any cancellations made within two weeks of the letting period. We would strongly recommend that you take out holiday insurance to cover all eventualities.
Arrival. Please do not arrive before 4pm on the first day of your holiday — this gives us time to prepare the cottage for you. On arrival you should satisfy yourself that the accommodation is in good condition, and that the equipment in the inventory is complete. By occupying the cottage without registering any fault or breakage, you accept responsibility for the cottage and its equipment throughout the period of hire. If the holiday home is not claimed and occupied within 24 hours of the due time of arrival, any right to the property may be forfeited (unless a prior special arrangement is made due to travel related delays, or health matters).
The number of occupants is limited to two people and you have no right to sub-let the accommodation, or allow more than two people to occupy it. We reserve the right to refuse admittance to the holiday property where this condition is not observed. Please note that the cottage is a smoking and pet free zone.
Departure. You should vacate the cottage by 10am on the agreed departure date. On leaving at the end of your holiday the property and all its contents, including fitments, furniture, utensils and equipment etc, must be left in a clean and tidy condition by you.
Damage and cleaning. The property and all its contents must be left in the same clean and tidy condition as at the commencement of the holiday let. Any damage, breakage or loss that occurs during your holiday let must either be made good/replaced by you before your departure, or, the full cost of repair/replacement paid to the owners by you within 30 days of your departure. Repairs/replacements must match those items/elements damaged, broken or lost. Unless otherwise agreed with the owners, the full cost of the repairs, replacements or any other costs attributable to your stay will be established by the owners through obtaining an independent quotation(s).
Security. You must ensure the holiday property is securely locked when not occupied during the holiday let.
Use of the cottage is at your own risk. No responsibility is accepted by the owners for any accident, illness, injury or losses sustained during your stay, however caused. We will not be liable for any loss or damage to your property, goods or belongings during your stay at the cottage, however such loss or damage may occur. We would strongly recommend that you take out holiday insurance to cover all eventualities.
The Terms and Conditions shall be governed by and construed in accordance with Scots law. Payment constitutes acceptance of these terms and conditions.
